Apartment Cleaning for Philadelphia Renters: Move-In, Move-Out, and Your Deposit

· By Cris & Cleber Santos

Clean, empty apartment floor ready for move-in in Philadelphia

Philadelphia is a city of renters. Students around University City and Temple, young professionals in Center City, Fishtown, and Manayunk, and families in rowhome apartments and duplexes across the Northeast all move on a regular cycle, and late summer is especially busy. Each move comes with two cleaning moments that matter: the day you get the keys and the day you hand them back.

A clean move-in makes a new place feel like home and lets you see the real condition of the unit before your stuff covers it up. A thorough move-out clean helps you leave on good terms with your landlord and gives you the best chance of getting your security deposit back. This guide covers both, along with practical tips for documenting the apartment so there are fewer surprises at the end of your lease.

Before you move in: clean and document

Even if a landlord says the unit was cleaned, it is worth giving it your own once-over before the furniture arrives. An empty apartment is the easiest it will ever be to clean. You can reach inside every cabinet, clean the floors wall to wall, and wipe surfaces that will soon be hidden behind a couch or dresser.

Before you clean, walk through and take dated photos and videos of every room. Capture the floors, walls, inside of appliances, bathroom fixtures, windows, and any existing damage such as scuffs, stains, cracked tiles, or worn carpet. Many leases include a move-in condition form or checklist. If yours does, fill it out carefully and keep a copy. If it does not, consider writing a short list of existing issues and sending it to your landlord or property manager in writing so there is a record. This documentation is often the single most useful thing you can have when your lease ends.

A move-in cleaning checklist

Start in the kitchen, since that is where previous tenants leave the most behind. Clean inside the refrigerator, freezer, and oven, wipe inside every cabinet and drawer, and degrease the cooktop and range hood. Then move to the bathroom: clean and disinfect the toilet, sink, tub, and shower, remove any mold or mildew from grout and caulk, and wipe the mirror and medicine cabinet.

In the rest of the apartment, dust light fixtures, ceiling fans, vents, and window frames, wipe doors and door frames, and clean window glass and sills. Vacuum carpets thoroughly and sweep and mop hard floors last, working from the back of the apartment toward the door. Taking out the trash and leaving the unit fresh means you start your lease in a clean, healthy space.

Moving out: what landlords usually look for

Every landlord and lease is different, but most expect the unit to be returned in a clean condition similar to when you moved in, aside from normal wear and tear. Normal wear and tear generally means things like minor scuffs, light carpet wear, or faded paint from years of sunlight. Dirt, grease buildup, trash left behind, and heavy grime are usually not considered normal wear, and cleaning costs may be deducted from a deposit when a unit is left that way.

Read your lease for any specific move-out cleaning requirements, since some leases spell out items like oven cleaning or carpet treatment. Pennsylvania has rules about how and when landlords must return security deposits and itemize deductions, so if you have questions about your specific situation, the safest step is to check official resources or speak with a tenant advocate or attorney rather than relying on general advice.

A move-out cleaning checklist

Once the apartment is empty, work through it top to bottom. Remove cobwebs from ceilings and corners, dust light fixtures and vents, and wipe walls where furniture rubbed or hands touched. Clean doors, door frames, and window frames, and wipe the inside and outside of every cabinet and drawer.

In the kitchen, clean the inside of the oven, refrigerator, freezer, and microwave, degrease the cooktop and backsplash, and scrub the sink. In the bathroom, clean and disinfect every fixture, remove mildew from grout and caulk, and polish mirrors. Finish with the floors: vacuum carpets and rugs, then sweep and mop hard floors from the back of the unit toward the exit. Do not forget closets, the inside of the dishwasher, and baseboards, which are easy to overlook and often noticed during a walk-through.

Take photos on the way out, too

After the final clean, repeat the photo and video walk-through you did on move-in. Shoot each room from the doorway, then get close-ups of the oven interior, refrigerator, bathroom fixtures, floors, and any area that had prior damage. Keep these files along with your move-in photos and any written communication with your landlord. If a question about cleanliness comes up later, clear before and after photos are much more persuasive than memory.

Return your keys the way your lease specifies, and provide your forwarding address in writing so your landlord knows where to send the deposit or any itemized list.

When to hire a professional move-out clean

Moving is exhausting, and cleaning an apartment you have already packed up is often the last thing anyone has energy for. Many renters book a professional move-in or move-out cleaning so they can focus on the move itself. Frequently asked questions

Does a professional move-out cleaning help get my security deposit back?
A thorough clean removes one of the most common reasons for deductions, which is a unit left dirty. Your landlord still decides based on the lease and the condition of the unit, so documenting everything with photos is also important.
What is the difference between normal wear and tear and damage?
Normal wear and tear usually means gradual aging like minor scuffs, light carpet wear, or faded paint. Heavy grime, grease buildup, stains, holes, or broken items are generally treated differently, so check your lease and official resources for specifics.
Should I clean an apartment before moving in if the landlord already cleaned it?
It is often worth it. An empty unit is the easiest time to clean inside cabinets and appliances, and a quick walk-through with photos lets you document existing condition before your belongings arrive.
How far in advance should I book a move-out cleaning?
Booking a week or two ahead is a good idea, especially around the end of the month and in late summer when many Philadelphia leases turn over. Schedule the clean after your belongings are out.
